Canada Pension Plan, Brookfield pour US$5.2B into U.S. as capital flees Canada

An RBC report found more than $1 trillion in investment left Canada between 2015 and 2024, marking the largest capital exodus in Canadian history.

Two of Canada’s largest institutional investors are committing an additional US$5.2 billion to their American real estate portfolio, as concerns about capital leaving Canada continue to rise.

Brookfield Asset Management and the Canada Pension Plan Investment Board (CPPIB) have entered into an agreement to acquire LXP Industrial Trust, a New York-based company, in an all-cash transaction. This deal values the warehouse owner at a 19.8% premium compared to its average share price over the past 90 days.

This acquisition grants the Canadian investors control over one of the largest collections of modern warehouse and logistics facilities in the U.S., covering approximately 53 million square feet across 108 properties in 12 Sunbelt and Midwest markets.
